Pricing and What Drives It

Quoted project total: $34,245. The primary cost driver for this project was the size of the roof, with washing, repair, and a two-coat elastomeric application across 11,265 sq ft.

Typical published range for this project type: $30,000+.

The Situation

The property manager contacted Five Guys Roofing to proactively recoat a built-up roof that was over 15 years old, before it developed leaks.

What We Found:

  • The existing roof was over 15 years old and due for proactive protection
  • Several rooftop HVAC units and old swamp coolers needed attention before work could begin
  • No urgent leak, but proactive protection was the priority

What Was Causing It

The identified cause was the age of the existing built-up roof system, which was due for a proactive recoat.

How We Verified the Roof Condition

Our team verified the roof’s condition and prepared it for recoating: removing old equipment and debris, cleaning the surface, and sealing every penetration before any coating went down.

  • Removed debris and old equipment from the roof, including old swamp coolers
  • Pressure washed and cleaned the existing roof system, removing dirt and debris buildup
  • Cut out and repaired large ridging areas using a 5-course repair method
  • Applied fibered mastic sealant and reinforced fabric around all roof pipes, vents, cracks, and other penetrations

The Plan

The scope for this project called for a wash-and-recoat restoration: clean and repair the existing built-up roof, then apply a two-coat white elastomeric coating system across the full 11,265 sq ft.

Materials and Components Used

  • Primer: water-based primer, applied as needed
  • Coating: Tropical #901 white elastomeric coating, base coat and top coat, each at 1.5 gallons per 100 sq ft
  • Seam detailing: polyester membrane 3-course system for seams and parapet walls
  • Drain detailing: 40-inch tytec membrane around all roof drains
  • Seal/finish: Chemlink caulking for parapet wall flashings and joints

Step-by-Step Work

1

Removal and Cleaning

We removed debris and old equipment from the roof, including old swamp coolers, then pressure washed and cleaned the existing roof system, hauling away job-related debris.

2

Repair and Detail Work

We cut out and repaired large ridging areas using a 5-course repair method with tytec and high-solid sealant, then applied fibered mastic sealant and reinforced fabric around all roof pipes, vents, cracks, and other penetrations. We installed tytec membrane around every roof drain.

3

Coating and Final Walk

Once the roof was dry, we applied a water-based primer as needed, then a base coat and top coat of white elastomeric coating at 1.5 gallons per 100 sq ft each, detailing carefully around every penetration, rooftop equipment, and AC unit. We reinstalled roof drain covers, applied fresh caulking to parapet wall joints, and cleaned the work area before a final walkthrough.
