The Plan

Step-by-Step Work
Pressure Wash and Repair
We pressure washed and cleaned the entire roof to remove dirt and debris buildup, then addressed the roughly 600 square feet of badly deteriorated roofing with new self-adhered rolled roofing before any coating went down.
Seal, Reinforce, and Coat
We sealed and reinforced every roof penetration — pipes, vents, cracks — with sealant and fabric, then applied a two-coat elastomeric coating system across the full roof: a base coat followed by a top coat, with tytek membrane embedded over all seams and roof drains for extra protection.
Detail Work and Final Inspection
We detailed the coating around all roof penetrations, rooftop equipment, and AC units, reinstalled roof drain covers, and applied new caulking over the parapet wall flashings and joints. The site was cleaned and a final walk confirmed the work met our quality standards before close-out.
Results
After completion, the building had a fully restored roof surface: a clean, sealed elastomeric coating system designed to resist water intrusion and extend the roof’s service life.
The property owner received a 10-year no-leak warranty covering labor and material, which is transferable, along with free yearly inspections.
