The Plan

Step-by-Step Work
Pressure Wash and Repair
We pressure washed and cleaned the roofs across the community to remove dirt and debris buildup, then cut out and repaired blistered areas using polyurethane foam and a 3-course repair before any coating went down.
Seal and Coat
We sealed drains, scuppers, and cracked areas with a 3-course repair using tytec membrane and coating, then applied a two-coat white elastomeric system across the roofs — a base coat followed by a top coat, carried 12 inches up the parapet walls for added protection.
Detail Work and Final Inspection
We detailed the coating around all roof penetrations, rooftop equipment, and AC units, cleaned the downspouts, and separately replaced 111 pipe jacks on the tile-roofed sections with new aluminum jacks. The site was cleaned and a final walk with the property’s general contractor confirmed the work met our quality standards before close-out.
Results
After completion, the community had a fully restored roof surface across all 17 buildings: a clean, sealed elastomeric coating system designed to resist water intrusion and extend the roofs’ service life.
