Step-by-Step Work

Removal and Preparation

We delivered a dumpster on site, tore off the existing foam roof system down to a substrate that the new foam roof could adhere to, and hauled away all debris. We masked and prepared walls, transitions, and other affected areas, and carefully lifted rooftop equipment as needed for foam application.

Insulation and Foam Application

We installed 3-inch ISO board across the roof, applying primer as needed to improve adhesion. We then applied closed-cell polyurethane foam at 1-inch thickness, tapering it from the peak of the slope to improve drainage and adding extra thickness over low areas. We detailed foam carefully at all roof penetrations, AC units, edges, and parapet walls, monitoring weather conditions throughout to keep the foam curing properly.

Coating, Cleanup, and Final Walk

We applied a base coat and a top coat of white elastomeric coating over the new foam roof, detailing around all penetrations, edges, and parapet walls. We repaired the missing wall cap coping, reinstalled roof drain covers, and cleaned the work area, hauling away all project debris before a final walkthrough.

Results

After completion, the building had an entirely new roofing system: fresh insulation board, a tapered closed-cell foam layer, and a two-coat elastomeric finish designed to seal the roof and stop the leaks the owner had been dealing with.
