Five Guys Roofing completed a three-day scheduled maintenance visit on a Scottsdale retail shopping center, cleaning the roofs, sealing penetrations and drains, re-patching earlier repairs, and resetting broken tile. This was a return visit to a property already on our maintenance records. Some details have been generalized to protect the property owner’s privacy, while keeping the scope, measurements, and warranty terms clear.

Pricing and What Drives It
Approved total: $9,325. That covered two priced line items: $7,350 for annual flat roof maintenance across roughly 92,000 square feet, and $1,975 for the tile roof sections. The cost drivers were the sheer roof area, the number of pipes, vents, drains, and scuppers that needed sealant by hand, the extent of earlier silicone repairs that had to be re-patched, the tile allowance, and three days on site.

The Situation
This roof was not a new problem to solve. We have maintained it since 2022, on an annual maintenance program.
The 2026 visit began the same way the earlier ones did: a general roof inspection to record overall condition and put maintenance recommendations in front of the property. We inspected on May 20, 2026. The roof is mostly flat with small sections of tile, spread across seven single-story buildings, and it is more than 15 years old.

What Was Causing It
Flat roofs in the Phoenix metro fail at their details long before they fail in the field. Ultraviolet exposure and heat cycling work on the coating and the sealant at seams, pipes, vents, and roof-to-wall transitions, and those are the joints that open up first. At the same time, wind-blown grit and debris migrate to the low points, which on this property meant the parapet corners and the roof drains. Debris sitting in those places holds moisture against the roof and slows drainage. On the tile sections the pattern is different but just as predictable: mortar caps crack, tiles shift and break, and fragments stay on the roof. None of that is unusual for a roof past 15 years. It is the reason a roof that age needs a scheduled visit rather than a phone call after a leak.
How We Documented the Roof Condition
We inspected before we priced anything. The inspection produced a photo-documented roof inspection report covering overall condition and maintenance recommendations, and that report is what the scope and the price were built from. On a recurring program that gives the property a condition record for each cycle.

The sequence was deliberate: inspected May 20, priced June 2, approved the same day, and no crew on the roof until June 29. A maintenance visit is worth scheduling around, not squeezing in.
The Plan
Scheduled maintenance is a fixed-scope visit, not an open-ended repair call, and we priced it that way: the flat roof and the tile sections were quoted as two separate line items so the property could see exactly what each one bought. Three days were budgeted for the work.
The logistics were set before the crew mobilized. We confirmed the dates in writing, sent a reminder the day before, and scheduled the noisiest work for early in the day to limit disruption to tenants. Access was arranged with property management ahead of each shift. Materials were pulled from our own yard stock rather than ordered in, which is one of the advantages of maintaining the same roof more than once.
Scope and Materials for the Visit

- Materials Staged: elastomeric coating, silicone, reinforcing fabric, mortar, and 50 Monier villa tiles, all pulled from our yard stock before the crew mobilized

Step-by-Step Work
Annual Inspection and a Priced Scope
We inspected the property on May 20, 2026 and produced a roof inspection report with overall condition and maintenance recommendations. The estimate followed on June 2, with the flat roof and the tile sections priced as separate line items, and it was approved the same day. Nothing in the scope was open-ended, which is what lets a property budget a maintenance visit rather than react to one.
Scheduling, Roof Access, and Safety Setup
The visit was scheduled for June 29 through July 1, weather permitting, and confirmed in writing with a reminder sent the day before. We scheduled the noisiest work for early in the day to limit disruption to tenants, and access was arranged with property management ahead of each shift. A written safety plan was on the job, and a safety inspection was completed on the first morning of work.
Day One: Clean the Roof and Clear the Drains
The whole first day went to cleaning. The crew worked the accumulated grit and debris off the roof field, out of the parapet wall corners, and away from the roof drains and their strainers, then hauled it off site. This step is not cosmetic. A roof cannot drain through a blocked strainer, and nothing seals reliably to a dirty surface, so every repair that followed depended on it being done first.
Days Two and Three: Seal the Penetrations, Drains, and Earlier Repairs
With the roof clean, the crew moved to the sealing work. Fibered putty went around cracked roof pipes, T-top vents, and other roof penetrations. Elastomeric coating went around the roof drains and scuppers where it was needed. In the areas of earlier silicone repair, we applied RX patch and fresh silicone instead of coating over a joint that had already reopened once. Because the measured area carried one foot up the parapet walls, the roof-to-wall transition was treated as part of the roof.
Tile Sections, Final Clean, and Close-Out
On the pitched sections the crew removed the large debris, replaced cracked and broken tile against an allowance of up to 60 pieces, reinstalled and secured the shifted tile, replaced broken and cracked mortar caps, and re-secured loose flashings. Only 2 barrel tiles, 20 field tiles, and half a bag of mortar were used, well inside the allowance. All work areas were then cleaned and the trash and debris hauled away, and the visit closed out on July 1 with a final photo record and the warranty issued to the property.

Results
The visit ran June 29 through July 1, 2026 and closed on schedule at three days. Roughly 92,000 square feet of flat roof was cleaned and detailed, the penetrations, drains, and earlier repair areas were sealed, the tile sections were repaired and reset, and the debris left the property with the crew. A final photo record went to the property with the close-out paperwork, and a 1 Year Warranty was issued on the repaired areas, running to July 1, 2027.
The visit carried a 1 Year Warranty, running to July 1, 2027. That is a one-year warranty on the repaired areas only, with a one-year limited maintenance warranty on the repaired areas of the tile roof. It is not a no-leak warranty for the whole roof. Because of the age of the existing roofs, leaks can still arise in the field outside the areas we repaired. A property that wants leak-free coverage on a roof this age is looking at a seal coat restoration, not a maintenance visit, and we price that separately.

Because maintenance and replacement solve different problems, and a roof past 15 years can still have serviceable years left in it if the details are kept sealed and the drains kept clear. This visit was $9,325, which worked out to $0.08 per square foot on the flat roof portion. What that buys is time and predictability: the property keeps the roof draining and sealed, keeps a condition record from each inspection, and gets to plan a restoration or replacement on its own budget cycle instead of on the schedule a leak sets.
