Step-by-Step Work
Removal and Cleaning
We removed debris and old equipment from each roof, then pressure washed and cleaned the existing roof system across all five buildings, hauling away job-related debris.
Repair and Detail Work
We cut out and repaired large ridging areas using a 5-course repair method, applied fibered mastic sealant and reinforced fabric around all roof penetrations, and installed tytec membrane around every roof drain. We also resecured loose fasteners in the parapet coping metal and applied fresh caulking to loose or cracked areas.
Coating and Final Walk
Once each roof was dry, we applied a water-based primer as needed, then a base coat and top coat of white elastomeric coating at 1.5 gallons per 100 sq ft each, detailing carefully around every penetration and rooftop unit. We reinstalled roof drain covers, cleaned each work area, and completed a final walk across all five buildings.
Results
After completion, the property had a renewed roof coating system across all five buildings: cleaned and repaired roof surfaces covered by a fresh, uniform white elastomeric coating.
Each building received its own 10-year warranty from Five Guys Roofing, covering workmanship and manufacturer materials, transferable and including free yearly inspections.
