Five Guys Roofing replaced the shingle roof on the west maintenance shop at a Tempe manufactured home community, then repaired the shingle roof on a second shop building and sealed a leaking section of the clubhouse flat roof under the same contract. Pricing and What Drives It
Approved project total: $17,145. That covered three separate scopes under one contract: $12,350 to tear off and replace the west shop shingle roof, $2,150 to repair a 200 square foot leaking area on the clubhouse flat roof, and $1,650 to repair the north shop shingle roof, plus a $995 change order approved later. The main cost drivers were the tear-off and disposal of the existing shingle layers, the decking and flashings that had to be replaced rather than reused, the fact that three roofs and two different roof systems were being handled in one mobilization, and the rooftop mechanical units and satellite dishes crews had to work around.
On this project the shingle replacement itself worked out to roughly $5.60 per square foot across about 2,200 square feet, covering tear-off, disposal, a decking allowance, new underlayment, new flashings and vents, new edge metal, and the shingle and ridge system.
The Situation
The property manager for a Tempe manufactured home community brought us out for a roof inspection after leaks turned up in the community’s shop and clubhouse buildings. We inspected on October 6, 2025. The shingles on the west shop were more than 15 years old and had reached the point where patching was no longer buying anything, and the clubhouse flat roof had a leaking area, with water damage already showing on a ceiling inside.

What Was Causing It
Three different problems on three buildings, with one thing in common: every one of them had aged past the point where the cheapest fix was the right fix. On the west shop the shingles had lost their granules and their flexibility, so each patch only moved the leak somewhere else, and the pipe jacks, t-top vents, and b-vent bases underneath them were still the originals. On the clubhouse the coating over the flat roof had cracked and blistered, and once a coated roof opens up, water sits in the low spots and works its way around penetrations and duct work instead of running off. Separating what had to be replaced from what could still be repaired is what kept the property from paying to replace roofs that had life left in them.
How We Verified the Roof Condition
We inspected all three roofs on one visit, documented condition with photos, and pulled an aerial of each building so every roof could be measured and priced on its own.

- Measured the west shop off its aerial at roughly 2,200 square feet, the area that would need a full tear-off and replacement
- Isolated the clubhouse leak to a 200 square foot area and priced only that area
- Documented the condition inside as well as on top, including staining and peeling paint at a ceiling junction
- Confirmed the existing roof as shingle and more than 15 years old, which is what moved the west shop from repair to replacement
One item came up after the fact. Once the repair crew had finished the north shop, they found a hole in the roof that had most likely been opened up when a tree was taken out. They tarped it the same day and reported it, and it was priced and approved as a separate change order.
The Plan
The plan was to run the replacement first with a dedicated shingle crew, then bring the repair crew back for the clubhouse and the north shop. Sequencing it that way put the loudest, dirtiest part of the job behind us in two days, and it meant the repair work was not waiting on a tear-off to finish. Materials were scheduled to land on site the day production started, so nothing sat on the property longer than it needed to.
Materials and Components Used
- Shingles: 25 squares of GAF Timberline Natural Shadow in Barkwood across the west shop
- Starter and Ridge: 3 squares of GAF ProStarter at every edge and 7 squares of GAF ridge cap along the hips and ridges
- Underlayment: 7 rolls of 15 lb felt, one layer, installed per manufacturer requirements
- Decking: 1/2 inch CDX plywood, five sheets in total once three more were needed beyond the two the estimate included
- Edge Metal: 250 linear feet of 2 inch brown edge metal around the full perimeter
- Vents and Flashings: new galvanized pipe jack bases and a new 4 inch T-top base, with counter flashings replaced as needed and painted
- Finishing: brown spray paint so every roof penetration matched the new shingle color
- Repair Materials: silicone roof coating, elastomeric coating, RX patch, Tytek reinforcing fabric in 6 inch and 40 inch widths, Chemlink sealant, and acrylic putty for the clubhouse and north shop repairs
Step-by-Step Work
Inspection, Aerials, and a Written Safety Plan
We inspected on October 6, 2025 and priced each building on its own line, with an aerial for each so the property manager could see exactly what area each number covered. A written safety plan was completed for the project before anyone went up. The scope was approved in November 2025, and production was scheduled for January 6, 2026 with the materials delivered the same day.
Tear Off the Existing Shingles and Open Up the Deck
The shingle crew stripped the existing layers of shingles and flashings off the west shop and hauled away all of the roofing debris. Satellite dishes came off the roof so we could work underneath them, with realignment left to the satellite company. With the deck open we inspected the plywood and flagged what had to go. The estimate covered up to two sheets. The crew replaced five, and the three extra sheets were written up on the job.
New Felt, New Flashings, New Edge Metal
One layer of 15 lb felt went down over the whole deck per manufacturer requirements. Every pipe jack, t-top vent, and b-vent base was replaced with new galvanized parts rather than reset on the old ones, counter flashings were replaced where needed and painted, and 2 inch brown edge metal was run around the full perimeter. This is the layer nobody sees once the shingles are on, and it is where a re-roof either holds up or does not.
Shingle the Field, Then the Hips and Ridges
GAF ProStarter went in at every edge per manufacturer requirements, then the field was shingled in GAF Timberline Natural Shadow, with GAF ridge cap run down the hips and ridges. Roof penetrations were painted brown to match the new shingles, work areas were cleaned, and the debris left with us. The shingle portion was finished on January 7, 2026, the second day on site.
Repair Crew for the Clubhouse and North Shop
The repair crew came back on January 9, 2026. They spent six hours on the clubhouse: cleaning and preparing the deck over the leaking area, three-coursing sealant around the cracked penetrations with Tytek reinforcing fabric, and sealing the prepared area with silicone coating. Then two hours on the north shop, cleaning the roof, three-coursing the cracked penetrations, drains and scuppers, applying mastic around them, re-securing the lifted and loose flashings, and filling shingles into the missing areas. That is when they found the hole from the removed tree, tarped it, and reported it.

Results
The shingle replacement ran January 6 to 7, 2026, two days on site as scheduled, and the repair crew closed out the clubhouse and the north shop on January 9. The change-order repair on the north shop was approved on January 29 and completed on February 6. Final photos went to the property manager, and the warranty on the new roof runs to January 9, 2036.
The shingle replacement carried a 10 Year Warranty: a 10 year workmanship warranty from Five Guys Roofing covering labor and material, with coverage beginning at completion and running to January 9, 2036. The repair scopes carry their own shorter terms: the clubhouse coating repair and the north shop shingle repair each carry a 2 year warranty on the repaired areas only, and the change-order repair carries a 2 year warranty on the repair. A repair warranty covers what we touched, not the roof around it.

When does a commercial shingle roof stop being worth repairing?
On this property we recommended replacement on one building and repair on the other two, and the deciding factor was the same each time: whether the shingles still had enough life left for a patch to hold. The west shop roof was more than 15 years old, the shingles had curled and split across the field, and it had already been patched in mismatched shingles more than once, with felt showing through where sections had lifted. At that point a patch only moves the leak. The north shop roof still had a serviceable field, so it got shingles filled into the missing areas, three-course sealant at the cracked penetrations, and its flashings re-secured for $1,650 instead.
