Pricing and What Drives It

Quoted project total: $94,545. The primary cost drivers for this project were the scale of the community, at roughly 72,300 square feet across 17 buildings, and a pipe jack replacement pass on the tile-roofed sections.

Typical published range for this project type: $90,000+.

The Situation

The property reached out to Five Guys Roofing about the age of the roofing across the community and chose to move ahead with a planned, community-wide recoat rather than wait for problems to develop building by building.

What We Found:

  • The foam roofing across the community was showing its age
  • No emergency was reported — this was a planned, proactive project
  • The property wanted to extend the roofs’ life before issues developed

What Was Causing It

Inspection found aging, worn foam roofing with peeling coating and deteriorated patches across the buildings that needed to be addressed before recoating.

How We Verified the Roof Condition

Our team verified conditions with an on-site inspection ahead of scheduling the work, confirming the overall wear across the community and the areas that needed repair before coating.

  • Full walk of the roofs across the community to assess the foam roofing condition
  • Identified blistered and deteriorated areas needing repair
  • Checked penetrations, drains, and parapet walls for wear
  • Confirmed findings and scope with the property’s general contractor before finalizing the project

Supporting documentation included a signed proposal and a completion photo set.

The Plan

The scope for this job called for a full elastomeric recoat across all 17 buildings: pressure wash and clean the roofs, repair blistered areas, seal drains and cracked areas, then apply a two-coat elastomeric coating system, plus a separate pass replacing pipe jacks on the tile-roofed sections.

Materials and Components Used

  • Coating: white elastomeric coating, applied as base and top coats
  • Blister repair: polyurethane foam and 3-course repair for blistered roof areas
  • Drain and crack detailing: tytec membrane and coating at drains, scuppers, and cracked areas
  • Tile-roof sections: new aluminum pipe jacks (111 replaced)

Step-by-Step Work

1

Pressure Wash and Repair

We pressure washed and cleaned the roofs across the community to remove dirt and debris buildup, then cut out and repaired blistered areas using polyurethane foam and a 3-course repair before any coating went down.

2

Seal and Coat

We sealed drains, scuppers, and cracked areas with a 3-course repair using tytec membrane and coating, then applied a two-coat white elastomeric system across the roofs — a base coat followed by a top coat, carried 12 inches up the parapet walls for added protection.

3

Detail Work and Final Inspection

We detailed the coating around all roof penetrations, rooftop equipment, and AC units, cleaned the downspouts, and separately replaced 111 pipe jacks on the tile-roofed sections with new aluminum jacks. The site was cleaned and a final walk with the property’s general contractor confirmed the work met our quality standards before close-out.

Results

After completion, the community had a fully restored roof surface across all 17 buildings: a clean, sealed elastomeric coating system designed to resist water intrusion and extend the roofs’ service life.

Protection
A sealed two-coat elastomeric system with reinforced drains and seams reduces water intrusion risk.
Repairs
Blistered and deteriorated areas were repaired before coating, rather than coated over.
Appearance
A uniform white coated surface across all 17 buildings.
Quality

Warranty coverage:
