Step-by-Step Work

Removal and Cleaning

We removed debris and old equipment from the roof, then pressure washed and cleaned the existing roof system, hauling away job-related debris.

Repair and Detail Work

We cut out and repaired large ridging areas using a 5-course repair method with tytec and high-solid sealant, then applied fibered mastic sealant and reinforced fabric around all roof pipes, vents, cracks, and other penetrations. We installed tytec membrane around every roof drain and protected the skylights with safety netting throughout the project.

Coating and Final Walk

Once the roof was dry, we applied a water-based primer as needed, then a base coat and top coat of white elastomeric coating at 1.5 gallons per 100 sq ft each, detailing carefully around every penetration, rooftop equipment, and AC unit. We reinstalled roof drain covers, applied fresh caulking to parapet wall joints, and cleaned the work area before a final walkthrough.

Results

After completion, the building had a renewed roof surface: a cleaned and repaired foam roof covered by a fresh, uniform white elastomeric coating.
