Pricing and What Drives It

Quoted project total: $150,490. The primary cost driver for this project was the scale of the property: washing, repairing, and recoating five separate buildings totaling nearly 57,000 sq ft.

Typical published range for this project type: $130,000+.

The Situation

The property’s existing roof coating had reached the end of its warranty period across all five buildings, and the ownership group proactively scheduled a recoat before problems could develop.

What We Found:

  • The prior roof coating had aged out of its warranty period
  • Roof surfaces showed general wear consistent with an aging coating system
  • Five separate buildings needed to be addressed on the same schedule

What Was Causing It

The identified cause was the age of the existing coating system, which had reached the end of its service life across the property.

How We Verified the Roof Condition

Our team verified conditions across all five buildings and prepared each roof for recoating: cleaning the surface, repairing damaged areas, and sealing every penetration before any coating went down.

  • Removed debris and old equipment from each roof and pressure washed the surface
  • Cut out and repaired large ridging areas in the existing roofing material with a 5-course repair
  • Applied fibered mastic sealant and reinforced fabric around roof pipes, vents, cracks, and other penetrations
  • Confirmed each roof was dry and ready before applying primer and coating

The Plan

The scope for this project called for a wash-and-recoat restoration applied consistently across all five buildings: clean and repair the existing roof system, then apply a two-coat white elastomeric coating.

Materials and Components Used

  • Primer: water-based primer, applied as needed
  • Coating: Tropical #901 white elastomeric coating, base coat and top coat, each at 1.5 gallons per 100 sq ft
  • Seam and wall detailing: polyester membrane 3-course system for parapet walls and separating seams
  • Drain detailing: 40-inch tytec membrane around all roof drains
  • Seal/finish: Chemlink caulking for parapet wall flashings and joints

Step-by-Step Work

1

Removal and Cleaning

We removed debris and old equipment from each roof, then pressure washed and cleaned the existing roof system across all five buildings, hauling away job-related debris.

2

Repair and Detail Work

We cut out and repaired large ridging areas using a 5-course repair method, applied fibered mastic sealant and reinforced fabric around all roof penetrations, and installed tytec membrane around every roof drain. We also resecured loose fasteners in the parapet coping metal and applied fresh caulking to loose or cracked areas.

3

Coating and Final Walk

Once each roof was dry, we applied a water-based primer as needed, then a base coat and top coat of white elastomeric coating at 1.5 gallons per 100 sq ft each, detailing carefully around every penetration and rooftop unit. We reinstalled roof drain covers, cleaned each work area, and completed a final walk across all five buildings.

Results

After completion, the property had a renewed roof coating system across all five buildings: cleaned and repaired roof surfaces covered by a fresh, uniform white elastomeric coating.
